Trafford: the £4.2bn regeneration on the doorstep

One Trafford Edge sits inside one of the largest regeneration programmes in the North of England. This is what is committed, what is under way, and what is still at the planning stage: facts and sourced figures only.
What is being built
The Trafford Wharfside regeneration around the proposed stadium is estimated to deliver £4.2bn in local economic benefit (Oxford Economics). The schemes within walking or short-driving distance of Barton Road include:
- Therme Manchester: a £450m city-scale wellbeing resort planned beside the Trafford Centre.
- A £75m surf park at the Trafford Centre's edge.
- Manchester United's proposed 100,000-seat stadium at Trafford Wharfside, under a mile away.
Alongside these sits the Stretford masterplan: a revitalised King Street, new public space, the Bridgewater Canal waterfront and more than 800 new homes.
Why it matters to a resident
Regeneration on this scale changes two things a tenant or owner actually notices: what there is to do within reach, and how easily they can get elsewhere. One Trafford Edge is 0.8 miles from the Trafford Centre, minutes from the M60 at J9, with Metrolink at Barton Dock Road and Humphrey Park rail close by.
None of that is a forecast. It is what is being spent and built around the scheme, and it is the backdrop a buyer is weighing when they look at the numbers.
